Terms and Conditions

1. Scope of Services

Our home maintenance packages include general maintenance and light repairs as specified in the package description. Services provided are limited to minor repairs, preventative maintenance, and inspections. No electrical work will be performed, and only light plumbing inspections are included. For any tasks requiring specialty trade licenses (e.g., electrical, HVAC, major plumbing, etc.) or specialized equipment, these services will be quoted separately.

2. Additional Charges

Any work required on the second story or higher may incur additional charges. These costs will be communicated and agreed upon before the work is performed.

3. Timeline and Project Duration

While every effort will be made to complete maintenance work within the estimated time frame, some projects may extend beyond the package's time allotment. If additional time or labor is required, you will be notified in advance, and the work will be subject to extra charges or a new contract as agreed.

4. Contract and Payment Terms

Maintenance packages are pre-paid and charged prior to the commencement of any work. Any additional services, upgrades, or time extensions beyond the agreed package will be billed separately. Quotes for these services will be provided and must be approved by the client before proceeding.

5. Excluded Services

Services not included in the package are:

• Electrical repairs and installations
• Extensive plumbing work beyond light inspections
• Structural repairs
• Roofing and high-access repairs without prior assessment

For these services, we will either refer you to a licensed contractor or provide a separate quote.

6. Safety and Access

Dluxe Construction LLC reserves the right to refuse or postpone work if safety concerns arise, particularly for work on higher stories or other hazardous conditions. This includes but is not limited to unsafe access points, inclement weather, or unaddressed safety risks.

7. Termination of Service

Either party may terminate the agreement with written notice. In such cases, services rendered up until the date of termination will be billed proportionately, and any remaining balance for unused services will be refunded as appropriate.

8. Liability and Insurance

Dluxe Construction LLC is fully insured. However, the client is responsible for ensuring the home and property are prepared for maintenance work (e.g., clearing access areas). Dluxe Construction LLC will not be liable for any damages resulting from pre-existing conditions, client negligence, or unsafe environments.
